FT Land, LLC (“Applicant”) has proposed development of a rural mixed use project called the “New Farm Project” located in the Tassajara Valley area of unicorporated Contra Costa County. The project site involves 771 acres of land located along Camino Tassajara, east of the City of San Ramon and Town of Danville, and northeast of the City of Dublin. The project site is comprised of two different areas of land divided by Camino Tassajara, which is referred to as the “Northern Site” and “Southern Site”.

The applicant is seeking to develop a mix of rural uses over the 771acres, including agricultural uses (such as the cultivation of olive trees and related crops and an associated facility to process olives and produce olive oil) and residential uses that include 177 single-family lots and 8 multi-family units, for a total of 185 units.

The project also proposes to reserve significant amounts of open space, protected wetlands, and provide publically oriented facilities that would include community gardens, a community center and staging area for related trails, a cemetery/memorial park and related mortuary, a roadside farm stand, an agricultural learning annex to serve local students, a religious worship facility, a fire training facility, and site improvements at the westerly edge of the Northern Site to allow San Ramon Valley Unified School District to provide additional parking and better circulation at the adjacent Tassajara Hill Elementary School. The Applicant has proposed amending the Contra Costa County General Plan (2005-2020) to establish a new land use designation and other potential changes to General Plan text and graphics in support of the New Farms Project. The General Plan Amendment study for the New Farms Project was previously authorized by the Board of Supervisors on July 24, 2007.

On February 25, 2010, the Applicant submitted to the County revised applications for the proposed General Plan Amendment (County File # GP07-0009) and rezoning to the P-1: Planned Unit District (County File # RZ09-3212) and also submitted applications for a Subdivision (County File # SD10-9280) and Development Plan (DP10-3008).
